How does it work?

At Vizcaya, we do all the work. We offer a complete array of services that will allow you to relish in your investments. Meanwhile, we take on the challenges of the day-to-day management.

  • Marketing your rental property to minimize vacancies and maximize income.
  • Conducting background checks to fill vacancies with the best possible tenants.
  • Maintaining and keeping your rental property in good condition. We provide and/or coordinate routine repairs as well as emergency repair.
  • 24-hour emergency on-call service.
  • Tracking income and expenses and providing regular financial reporting.
  • Conducting regular property visits and inspections.
  • Collecting and tracking rent, deposits, assessments and fees.
  • Assistance with Property valuations
  • Paying common bills such as taxes, mortgages, utilities, insurance, maintenance, and repairs on behalf of the owning entity.
  • Monthly recap of all activities, profit and loss, and transaction detail. Copies of all paid invoices are provided monthly, upon request.
  • Representation with Condo Associations – customer and tenant condo approvals.
Who manages the financial statements?

Our in house accounting department handles all financial statements and other related documents. Detailed property performance reports will make it easier for you to understand your investment’s financial overview.

 

What percentage of rent do I get?

Management fee is dependent upon several factors. Property value, location, monthly rental income are a few examples. We will also take into consideration the existing market and economic conditions. Ultimately, Vizcaya is here to provide you with the certainty that you will be getting optimal value for your property at a competitive price.

What do I do in case of an emergency?

You simply call Vizcaya’s 24/7 on call service department and assistance will immediately be provided to any emergency situation.

How long is the contract?

Contracts are based on the terms agreed upon with the individual customer. Therefore the length of each contract may vary. For your protection and peace of mind, most of our agreements can be cancelled or modified within 30 days of a written notice.

How do you advertise a vacant unit?

Listings are automatically uploaded to dozens of real estate sites. You can expect to find your unit or home on sites such as the MLS, Zillow, Apartments.com, Flip Key, Trulia and many more. We partner with local brokerage firms that are connected to a wide network of realtors. We guarantee that under our management your property will receive mass exposure.
